I don't have any evidence to support this, but my gut tells me this location was Target-built. We know it wasn't a former FedMart, Zodys or Gemco. 1986 makes sense as an opening date, maybe earlier in the year, otherwise Target would have likely jumped on the avaliable Gemco across the street.
